Renovations to the Carrolltown Center in Eldersburg cleared a significant hurdle with the county commissioners approving a request for a zoning change to business-general Thursday.
Located at Md. 26 and Ridge Road, the center was zoned business-neighborhood retail, meaning retail space is limited to 10,000 square feet. Black Oak Associates Inc., the company in negotiations to renovate the Carrolltown Center, had requested the change to business-general, a designation for businesses on major roadways.
There are no restrictions on square footage for structures zoned business-general, other than a 50-foot maximum height.
The Eldersburg shopping hub has been at the center of controversy because of a stalemate between Kmart officials and Black Oak, so the zoning change clears one path.
Ellen Dix, president of the Freedom Area Citizens’ Council, said the change gives South Carroll residents hope.
“It puts us one step closer because we don’t have to worry about the zoning,” Dix said.
